H5 Colo Forms to Build TX Facilities Oct 14, 2008
Pittsburgh-based real estate firm McKnight Development (www.mcknightdevelopment.com) announced last week it has launched H5 Colo (www.h5colo.com), a new company that will develop data centers in the North Texas region, according to reports by the Pittsburgh Business Times.


The company has already begun working on its first major project building Dallas' Interstate 635, which spans 51,000 square feet of data center space in the 220,000-square-foot Park Central IV building. The building is located southwest of the I-635 and North Central Expressway 'High Five' interchange.

North Texas has been a hotbed for data center activity in the past few years. The Planet recently consolidated its Houston and Dallas networks into a single, global network, while Netherlands-based web hosting and colocation services company WebaZilla opened in July its first US-based facility in Dallas.

The real estate firm first entered the Dallas market two years ago when it acquired the office space for $30 million. The company has posted a slide show of the building on its website here.

Since the acquisition, the company has invested $4 million into a phased upgrade with plans to spend an additional $4 million to finish the upgrade, says H5 Colo President Walt Chambers.

The phased upgrade includes adding a range of energy-efficient features, such as chimneys to keep hot air away from servers, eco-friendly transformers and energy-efficient servers.

The company has already refurbished raised floors, enhanced heating, ventilation and air conditioning systems, and improved electrical redundancy.

The space was previously occupied by JC Penny's credit card processing department until the company moved those operations to its suburban Dallas headquarters some three years ago.

The space is being converted into a facility entitled the Hi5 Colocation Center, which will house network, server and storage equipment for multiple tenants.

The facility is projected to be completed in the next six months, with a soft opening in late October for key IT professionals to preview the space, says H5 Colo.
